Median sale prices for single-family homes in the pocket bounded by 7th Avenue, 11th Avenue, Willamette Street and Lincoln Street climbed 22 percent between January 2025 and June 2026, according to Lane County property records.

The shift coincides with expanded remote-work policies at several Eugene employers and the opening of the new Lane Transit District bus rapid-transit line along 7th Avenue last September, which cut commute times to the downtown core by eight minutes on average.

Local anchors pulling buyers

Buyers cite proximity to the new coworking facility The Hive at 842 Lincoln Street and the expanded 5th Street Public Market, whose 2024 renovation added 14 small-office suites leased primarily to independent architects and software developers. Both sites sit within a six-block radius of most recent sales in the pocket.

Young professionals also point to the weekly Wednesday night music series at the Hi-Fi Lounge on Blair Boulevard, which began drawing crowds from outside the neighborhood after its 2025 permit expansion.

Active listings in the pocket currently average $428,000, with 11 properties under contract as of July 9, according to the Willamette Valley Multiple Listing Service. Rents for two-bedroom apartments in buildings converted since 2023 have settled at $1,875 per month, up from $1,550 two years earlier.

Prospective purchasers should check the City of Eugene’s housing-incentive map before making offers, as several blocks qualify for the 2026 facade-improvement grant that reimburses up to $12,000 in exterior work. First-time buyers can also schedule a pre-qualification session at the Lane County Homeownership Center on 10th Avenue, which holds walk-in hours every Tuesday morning.
