Eugene Home Sales Slow: Listings Sit 48 Days, Prices Drop 4.2%
Median days on market rose sharply in the second quarter while average vendor discounts reached 4.2 percent across listed homes.
How we reported this

Eugene homes took a median of 48 days to sell in the three months ending June 30, up from 31 days in the same period last year, according to figures compiled by the Lane County Association of Realtors.
The increase coincides with a rise in inventory that has given buyers more choices and more leverage on price. Local agents report that sellers who priced homes above recent comparable sales are now trimming asking prices to attract offers before summer ends.
Neighborhood Patterns
Homes near the University of Oregon campus in the Amazon neighborhood stayed on the market an average of 55 days, while properties in the Bethel area north of Highway 99 averaged 42 days. Listings along Willamette Street between 18th and 24th avenues recorded the largest average discounts at 5.8 percent off original asking prices.
The Crest Drive neighborhood saw fewer reductions, with homes selling at 2.1 percent below list on average, reflecting stronger demand from buyers seeking larger lots near Spencer Butte.
Data from the Eugene Multiple Listing Service shows 312 single-family homes closed in June at a median price of $462,000, down from $478,000 in June 2025. Forty-one percent of those sales closed below the final asking price, compared with 29 percent a year earlier.
Buyer and Seller Next Steps
Buyers entering the market this month should review recent closed sales on specific blocks rather than relying on broad neighborhood averages. Sellers who have not received offers within 30 days are advised to consult recent appraisal data for their street before deciding on a price adjustment.
Interest rates remain the dominant factor cited by local lenders for the slower pace, with 30-year fixed mortgages holding near 6.75 percent through early July.
