Local agents noted that first-time buyers backed away from auction competition once rates climbed past 6.8 percent, leaving investor groups to dominate the remaining sales.

The median sale price for detached homes in Eugene stood at $498,000 on 30 June 2026, a 2.1 percent increase from the same date last year but unchanged from the April peak. Days on market averaged 27 for auctioned properties, up from 19 in the first quarter.
