Home sales along the Blair Boulevard corridor in Eugene's Whiteaker neighborhood jumped 25 percent in the first half of 2026 compared with the same stretch of 2025, according to Lane County property records.
The surge comes as young professionals priced out of central Eugene seek walkable blocks still within biking distance of the University of Oregon campus and downtown offices. Local brokers report that buyers aged 25 to 34 now account for more than half of the corridor's transactions, up from roughly a third two years earlier.
Whiteaker blocks see new buyers and renovated stock
Properties between Blair Boulevard and the railroad tracks are drawing particular attention. The 5th Street Public Market sits four blocks away, while the WOW Hall music venue on Van Buren Street hosts frequent shows that appeal to the incoming crowd. The Eugene Planning Commission approved a cluster of accessory dwelling unit permits in the same blocks last month, adding six new rental units to the 97402 zip code.
Median sale prices in the corridor reached $512,000 in June 2026, an 18 percent increase from the $434,000 level recorded at the end of 2024. Days on market have fallen to 19 on average, down from 37 in the prior year, according to the Eugene Area Realtors Multiple Listing Service.

Prospective purchasers are advised to contact the Lane County Assessor's office for current tax assessments and to review the city's updated accessory dwelling unit guidelines before making offers. Several listings scheduled to hit the market in August are already drawing pre-list showings from local mortgage brokers.
