Two Olive Street listings in the Whiteaker neighborhood passed in after reaching 92 percent of reserve, while a four-bedroom on 13th Avenue near the University of Oregon campus sold for $512,000, $18,000 below its June 12 guide. The Lane County Association of Realtors reported average days on market for auction stock rose to 19 days, up from 11 in May.
Clearance data released July 3 by the service showed detached homes under $450,000 cleared at 68 percent, while those above $600,000 cleared at just 44 percent. One South Eugene duplex on 28th Avenue sold after two rounds of bidding at $689,000.
Next Steps for Buyers and Sellers
July auctions begin July 17 at the Lane Events Center with eight homes already confirmed. Prospective buyers should review the updated clearance report on the Willamette Valley Multiple Listing Service site and attend at least one pre-auction inspection before committing. Sellers listing after July 20 are advised to set reserves no higher than 95 percent of recent comparable sales to improve clearance odds.
